House Rules at The Good Fox
While you are enjoying your stay at The Good Fox, we ask that you keep the following House Rules and guidelines in mind.
Have Fun And Make Awesome Memories: We hope you have the most magical time during your stay at The Good Fox, capture lots of photos (we would love to see them!) and treasure your time with loved ones here. We know how special it is to be able to get time away, to relax, and make new memories, and hope that The Good Fox is the perfect backdrop for that all for you.
We Are Here To Help: We strive to ensure that all of our guests have an awesome experience at The Good Fox Lakehouse and Cabin. To take the guesswork out of the process for our guests, we will send you an info package and rental agreement after your Airbnb reservation is initiated. The rental agreement will outline the house rules and include tips for preparing for and enjoying your time at The Good Fox Lakehouse and Cabin. During your stay, we are happy to help with any questions and will work to deliver a six star experience.
Trip Registration Form and Security Deposit: After booking, you will be sent a link to complete your Trip Registration Form. You will be asked to review the House Rules, and provide information about your group (names of guests and ages, number of vehicles that will be on the property, etc), and the primary guest will be asked to provide photo ID. You will also be sent a secure link to provide your credit card information for the required refundable $900 security deposit through Airbnb’s approved partner. Our goal is always to have the security deposit refunded in full to our guests. As such, we are transparent in outlining our expectations and house rules in advance and approving guests who we feel we have a mutual understanding and trust with.
Respect The Cottage, The Property, and The Neighbours: We love this place like home, and appreciate you treating it as such. Please keep the property interior, exterior, furnishings and equipment in good order. Furnishings or equipment should not be moved unnecessarily during your stay, and should be returned to their original placement by you prior to check out. To maintain the cleanliness of the property, please remove all outdoor shoes when inside. We love our white sofa and want to keep it white. Please do not leave food and drinks out to help avoid attracting animals and bugs. Please be respectful of our neighbours at all time and do not trespass onto their property or shoreline.
Noise: The Good Fox Lakehouse and Cabin are located on a very quiet dead end road, so you can look forward to a peaceful and quiet environment. This property is a place to create fun and lasting memories with family and friends but by no means is it a party spot, a spot for playing loud music, or a place to be outside loudly at night. The use of fireworks is not permitted. Keep in mind that noise travels very easily across the water so if you are loud inside with the windows open, the neighbours will still hear you. All guests are to be respectful of our kind and accommodating neighbours who have the right to the peaceful enjoyment of their homes, always, and without exception. Huntsville noise by-law prohibits excess noise from 9:00pm to 8:00am. If a noise complaint is received and a fine is issued, you will be responsible for the cost.
Damages: We do our absolute best to ensure the property is in excellent condition for your arrival. However, if you arrive and find something damaged or not functioning, please notify use right away. During your stay, if any furnishings, equipment, items, and/or decor are damaged or not functioning, notify us immediately. If damage is not reported or the guests have been negligent in the care of the property during their stay, a damage charge will be applied based on the specifics of the damage.
Excess Guests: Unless agreed to in writing in advance, The Good Fox can accommodate a maximum of 10 people plus a crib for a baby. There are to be no more than five vehicles to be parked on the property at any time. No unregistered guests are permitted onto the property at any time during your stay, unless agreed to in writing in advance. If unregistered guests are present at the property during your stay, we reserve the right to cancel your booking without a refund and would require you to vacate the property.
Age of Guests: All guests must be at least 30 years of age unless otherwise accompanied by a parent/family member, or agreed to in writing in advance.
Smoking: Smoking of any kind is strictly prohibited inside the property. If you must smoke, please do so at the firepit only and away from the property. You are required to remove any cigarette butts and ashes when you check out. Smoking inside the property will result in the forfeiture of your security deposit.
Pets: We love pets but want to ensure this space is safe for those with allergies and that all furnishings remain in excellent condition for our guests. Pets are not permitted at The Good Fox. If you fail to comply, we reserve the right to cancel your booking without a refund and would require you to vacate the property and an additional cleaning fee will be applied.
Water Safety: Please use common sense and caution around the waterfront and hot tub. There are life jackets in various sizes supplied in the garage for your use. Please check all watercraft and equipment before use, and take the provided water safety kit with you when out on the water. Use of waterfront and water equipment is at your own risk. Adult supervision is required at the waterfront for children, and during the walk from the cottage to the lake as there is no handrail along the steps. The depth of the water off of the dock is not safe for diving. No glass drinkware, glass bottles or other breakable materials are permitted in the waterfront area. Outdoor drinkware is provided, and should be used safely and responsibly. *Please note: Watercraft won't be available from November-May. Based on snow and ice conditions, there may be restricted/limited access to the dock.
Check In and Check Out: In order to deliver an exceptional experience to all guests, we require guests to adhere to a strict 10:00am check out time and 4:00pm check in time (unless otherwise agreed to in writing). This allows the crews preparing the property for our next guest to have enough time to clean and showcase the property to the standard our guests expect. Failure to check out at 10:00am, will result in a late check out penalty applied against the security deposit.
Housekeeping: We have an amazing cleaning service who will help ensure the property is sparkling clean for your arrival. However, there is no daily housekeeping service and we ask that you maintain the cleanliness of the property during your stay. Household cleaning products are provided in the laundry room. As part of your stay, you will be provided with bedding, bath towels, beach towels, hand towels and kitchen towels. All towels need to be returned upon checkout and should be used with care. Failure to return towels or damage to towels will result in a damage charge. There is a washer and dryer on site for your personal use and detergent is supplied. Only septic safe detergents are permitted. The cleaning fee charged through the booking site covers a portion of the total cleaning fee required to prepare the property for our guests. The property requires 8 hours of cleaning prior to each guest’s stay. If the property is left in poor condition at check out, a penalty of $200 will be deducted from your security deposit as well as $75/hr for each hour of excess cleaning required.
Before Check Out: Our awesome cleaning crew will arrive promptly after your 10:00am check out time to do a deep cleaning prior to our next guests arriving. The day before your check out, you will be sent an email with a Check Out Checklist. Please complete this checklist and submit it when you check out so that the hosts and cleaning team are reassured that the property was left in great condition on your departure.
Garbage/Recycling Collection: Garbage is to be placed in black bags and recycling is to be placed in clear/blue bags. Garbage bags and recycling bags can be placed in the corresponding bins in the garage. Garbage and recycling bags should not exceed four bags total. Any additional bags should be taken with you. If additional garbage and recycling is left behind you will be charged a fee for the disposal of $50/bag. We remind you not to leave garbage and food outside as it will attract animals and bugs.
Fire and Fire Safety: Campfires must adhere to posted municipal burn restrictions. Campfires must take place in the designated bonfire pit. No open fires are allowed. Please refer to the Town of Huntsville’s Outdoor Burning information to know whether campfires are permitted during your stay, and adhere to all fire ban restrictions if applicable. Only firewood should be burned in the designated bonfire pit. Please bring your own firewood for the fire pit and wood burning fireplace. The BBQ has a dedicated propane line. Operators must ensure that the propane line is closed off when not in use. Please clean the grill after each use, and empty the grease tray at the end of your stay. Fire extinguishers are provided on all levels of the property, as well as in the kitchen, in The Cabin, and in the garage. Please familiarize yourself with the location of the fire extinguishers and proper use upon arrival.
Weather: The Good Fox Lakehouse and Cabin is located in Muskoka cottage country and as such is subject to weather events that can be more severe than in the city. The Good Fox is located in an area with well maintained municipal and private roads. As these are rural roads, use of caution is suggested during winter driving and the use of a suitable vehicle for the conditions and season is required - vehicles equipped with all wheel drive and snow tires are highly recommended. We have contracted snow removal and walkway clearing (accumulation of 10+ cm). Timing for snow removal is not set, and is based on weather conditions and contractor's route for that particular day. Salt, sand, and shovels are available and located in the garage when needed. Use of caution should be exercised on all walkways, driveways, decks, patios, and stairs. Please note: the watercraft and dock won't be available from November-May. Based on snow and ice conditions, there may be restricted/limited access to the waterfront. While we always hope that our guests get the best weather during their stay, please remember that weather conditions are outside of our control. **The Good Fox is equipped with a Generac generator to ensure guests remain in power during their stay in the event of a municipal power outage. The generator is serviced regularly and in good working order. In the event of significant snow accumulation, guests have a mutual responsibility to keep the generator running. This may require clearing snow from the top and sides of the generator. The hosts will help provide guidance if this is required.
Water and Septic: The cottage is on septic and lake line. The property has a robust water purification system (UV filter, sediment filter, and chlorination) which allows for safe and potable drinking water. While most guests happily enjoy drinking the water with meals just as they do while brushing teeth and during showers, some guests opt to bring their own bottled water for regular consumption as rural water away from home can have the potential to disagree with our bodies no matter how well cleaned and purified. We support whatever your choice may be. The mineral content in the water is high, so you may notice the water having a slight tint at times. As with all septic systems, nothing other than toilet paper can be flushed. Do not flush baby wipes, tissues, paper towels, or feminine products. If it is found that a clog in the septic system occurs due to improper usage, you could be held responsible for damages.
Access: Guests will have access to the entire property with the exception of a locked storage area in the garage and walk out level. Guests shall allow the homeowner's representative access to the property for purposes of repair and maintenance. We have a gardening/lawn/snow maintenance crew that could arrive at some point during your stay to quickly and diligently work on the grounds to keep it looking great while you enjoy your time at The Good Fox. *Please note: Watercraft won't be available from November-May. Based on snow and ice conditions, there may be restricted/limited access to the dock.
Monitoring: To help us monitor the property when it is not in use, there is one security camera on the driveway pointing towards the road/driveway, one in the garage, and one doorbell video camera. This exterior video footage is unmonitored and in no way infringes upon our guest's expectations of privacy within the public areas of the property. Access is limited to only incidents or complaint.
Liability: Guests acknowledge that the owners are not responsible or liable for any injury, illness, accident, death, or loss of personal belongings that occur while on the property. All guests are reminded to use caution and common sense during their enjoyment of the property and the lake, and to familiarize yourself with the location of fire extinguishers and exits upon arrival.
